Blinds for Rental Properties: What Windsor Landlords Should Choose
Rental window coverings need to be tough, safe, easy to clean and easy to replace, and they need to look the same from the street in every unit.

In short
- Roller shades in neutral, wipe-clean fabrics are the toughest rental choice.
- Cordless or chain-safe products protect tenants and their children.
- One fabric and colour across units makes replacements simple.
- Keep a record of every window size so a damaged shade can be reordered fast.

What landlords need
- Durability: products that survive move-ins, move-outs and daily use.
- Safety: no long cords or loose chains.
- Easy cleaning between tenants.
- Consistency: the same look in every unit and from the street.
- Sensible cost, without needing replacement every turnover.
Cord safety
Window coverings sold in Canada since May 1, 2021 have to meet strict cord rules. Older corded blinds aren't covered by that sale rule, but replacing them is the safer choice, especially in units where children live. Cordless and motorized shades remove the risk entirely. See Canada's cord rules explained.
Durable picks
- Roller shades are the toughest: one layer of fabric, a simple mechanism, nothing to bend or snap. Light-filtering in living areas, blackout in bedrooms.
- Zebra blinds look a step up in living rooms and hold up well with normal use.
- Patio doors: a roller shade on each half is tougher than vertical blinds, which lose vanes over time.
- Avoid delicate fabrics, natural fibres and anything that needs dry cleaning.

One colour across units
Choose one fabric in a neutral colour (white, linen or light grey) and use it everywhere. Units look the same from outside, tenants get a clean, neutral backdrop, and you can replace a damaged shade without the new one standing out.
Student houses near the university and college
Windsor has a large student rental market around the University of Windsor and St. Clair College. Student houses take more wear: choose roller shades with a cassette to protect the roll, inside mounts where possible, and blackout in bedrooms, which tenants appreciate.
Turnover and replacements
Keep a list of every window: its size, mount, product and fabric. With that, a damaged shade can be reordered without a new measure. Tell us your turnover dates and we'll plan the work around them.
Multi-unit buildings and property managers
For apartment buildings and larger portfolios, we supply and install consistent window coverings across many units, with fabrics that meet your building's standards. See commercial window blinds.
Furnished and short-term rentals
For furnished rentals, blackout in bedrooms and motorized shades on hard-to-reach windows are worth the investment: guests notice dark bedrooms, and motors stop guests tugging on shades.
Common questions
What is the most durable blind for a rental?
A roller shade in a neutral, wipe-clean fabric. It has one layer and a simple mechanism, so there is little to break.
Do blinds in rentals have to be cordless?
Blinds sold in Canada since May 2021 must meet strict cord rules. Older corded blinds already in place are not covered by that rule, but replacing them is the safer choice.
Can you match blinds across several units?
Yes. We use one fabric and colour across units and keep the details of each window so replacements match.
